Plans show apartments and retail across from Razorback Cinema in north Fayetteville

The group behind several downtown apartment buildings is planning its first project in north Fayetteville.

Specialized Real Estate Group, developers of the unique Eco Modern Flats complex and a newly completed student complex called The Cardinal at West Center, this week announced plans for a new mixed-use apartment and retail complex at the southwest corner of Joyce and Steele boulevards.

Preliminary site plans show about 300 units, ranging from one to three bedrooms, with 12,300 square feet of commercial space on a 14-acre lot across from Razorback Cinema and Academy Sports. Drawings submitted to city planners also show about 500 parking spaces, most of which would be located behind the structures along Steele Boulevard.

According to a news release issued Thursday, the project will include a community garden, a bike repair station, a saltwater pool, private outdoor balconies and patios, rooftop decks, and other amenities.

Jeremy Hudson, CEO of Specialized, said the development will take full advantage of its proximity to Mud Creek Trail.

“The entire community is designed to foster connections to the surrounding neighborhood and encourage residents to enjoy not just the trail, but all the restaurants and shops within walking distance,” Hudson said.

Hudson said the complex will offer convenient housing for residents who work in north Fayetteville.

“This neighborhood would be an ideal place to live for professionals at Washington Regional or Procter & Gamble,” said Hudson, “And you could bike to work more quickly than you could get there by car.”

Specialized hopes to attract several shops and restaurants as tenants in the planned commercial spaces.

City planners got their first look at the drawings on Wednesday. The project is expected to be discussed by the Subdivision Committee later this month.

Sarah King, spokesperson for Specialized, said the plan is to break ground early next year, and to open sometime in 2016.
