An Arkansas native all of its life, 858 N. Woodlawn Drive has called Fayetteville home for 66 years. For 50 of those years, up to 2018, the home was owned by a couple, one of which was the dean of the U of A School of Architecture, who through the years made some pretty cool additions to the home. It’s always been the crown jewel of Woodlawn Drive, but the current owners moved in about three years ago and have been working to update and improve the home even more.

The end result is fantastic, inside and out. Everything from new Hardie board siding and a new roof, to more sexy updates like the luxury vinyl plank flooring that was just installed throughout 90% of the house, and a completely remodeled kitchen, which was brightened up with gray quartz countertops, shiny new white cabinets, and under/over cabinet lighting. Also added, a new deep sink and faucet and the ever-popular pot filler over the ever-popular gas range.

The primary bedroom suite was added by the previous owner, leaving us with a huge walk-in closet and primary bath. Also previously added was the library room and upstairs reading nook. For all intents and purposes this house is a one story, but, along with the reading loft, there is also a great office or playroom space in a second loft. But all three bedrooms and everything else is located on the main level.

Oh, and the trail! By next year we should have a connection to the Fayetteville trail system running right past Woodlawn Drive on Mission Boulevard. So you can start your weekend bike rides right out of your driveway, or enjoy super fast and safe walks to Root Elementary on the weekdays.

Other big and small improvements include upgrading to all LED bulbs in the house, new light fixtures and ceiling fans, granite hearth added, interior doors switched out with solid core doors, French drain and sump pump added…I could go on and on. Seriously, the seller made me a list and it’s three pages long. And the list is nice, but the house speaks for itself, so give me a call at 479-601-5453 and let’s go have a look see.
