AD: When the builder of Flyer Homes’ latest listing said “Upgrade!”, the buyer said “How high?”

Maybe the owners simply would not be content with just your average, run-of-the-mill house. Maybe they suffer from decision paralysis, wherein rather than make a bunch of tough decisions on what upgrades to get, they just said yes to everything. Maybe when signing the contract, using one of those old timey quill pens of course, the pen kept spattering and leaving little ink droplets in each of the “YES” boxes, and that quill was attached to a very ostentatious feather that kind of blocked the buyers’ view of the documents, and they signed not noticing they had inadvertently selected nearly every upgrade. Whichever of those equally reasonable explanations might be the case, the end result is the same. This house pretty much has all the bells and whistles that were available, and then some.

People of the world, feast your eyes on 4866 W. Hoover Loop!

The house was already going to be great, with four bedrooms, two and a half baths, over 2,000 square feet of smart layout in an excellent location. But by the time the owners were done selecting their finishes and upgrades when having this house built back in 2020, the list of upgrades was three pages long … THREE PAGES! Sure those pages aren’t filled entirely with big ticket items, but sometimes the little things can make a big difference, too.

One might argue that upgrading to Decorative Garage Door Hardware ($45) adds just as much value as adding, say, a 14’x10’ Covered Patio with Architectural Shingles ($3,750). And who are we to say that one can’t get just as much enjoyment from Toilet Upgrade – Comfort Height and Elongated Bowl ($150) as they would from Granite Kitchen Countertops Level 1 – Black Pearl ($1,775). Different types of enjoyment, I hope, but you get the idea.

Sure, everyone wants to hear about that granite counter upgrade and the stainless appliance package upgrade ($750), but what about the upgraded backsplash ($125), pantry ($150), kitchen sink ($100) and extra can light above the sink ($75) that really tie the kitchen together.

And if you are going to go to the trouble of upgrading from Level 1 Shutters to Level 3; Board & Batten ($40), adding Cedar Post w/Brick base ($300) and 1 Exterior Coach Light w/LED Bulbs Near Front Porch ($130), the only reasonable thing to do would be to protect it all with Guttering – Full ($1,400).

Below you can see a full list of upgrades added at the time of construction. But I have yet to even mention the additions the owner made after they moved in. Things like 6′ Cedar Privacy Fence with 2’-4′ Walk Gate ($4,400), Custom Interior Lighting ($1,473), and Engineered Floor- Life Style r007- Color Playa 6×48 ($6,375).

All told, we’re looking at about $37,000 in upgrades helping to make this one very special home, perfect for a growing family, a high income producing investment property or a parent needing housing for their incoming U of A student. Mere minutes from Centennial Park for the mountain biking enthusiast, from Baum-Walker Stadium for the baseball enthusiast, and from the DMV for number-taking and line-waiting enthusiasts. Groceries, restaurants, coffee, parks, trails, all at your finger tips in a home that is just as fine as the day it was built.
