An Arkansas native most of his life, Jay Downing has called Fayetteville his home for more than half of his 48 years. He lives on Woodlawn Drive with his two very polite and quiet children and no pets that bark all night or poop in your yard. His hobbies include not asking neighbors if he can borrow a couple of eggs at 6 a.m., but always keeping some on hand should a neighbor find themselves in need. He also enjoys walking up and down the street on Thursday mornings to move everyone’s empty trash and recycling bins back to the sides of their homes. And he’s an amateur pot hole filler who likes to practice on his own street.

Now that you know a little more about me, I’ll assume you are ready to submit your offer and become my neighbor. But just for fun, let’s spend a few seconds learning about our newest listing. I’ll be brief, then we can bring it back to me.

An Arkansas native all of its life, 819 N. Woodlawn Drive has called Fayetteville home for 67 years. Over the most recent years, under the tutelage of the current owners, the exterior has gotten a major facelift and the interior has gotten a … gutslift? … innards tuck? … It’s had some work done.

The facelift was substantial and includes some sexy big ticket items, like the all-new cement fiberboard siding and exterior paint, addition of gutters and downspouts (sooo sexy), and removal, re-pour and expansion of the driveway. That and a bunch of other things that needed to get done, got done. So the new owners will pretty much never have to worry about those items.

Same goes for the interior. The big ticket items just keep coming, with all windows replaced, furnace replaced, walls repainted, popcorn ceilings scraped, hardwood floors refinished. And the list of small to medium ticket stuff is too extensive to list here, so see the list below for everything else. In all though, it’s around $100,000 the seller as put into the house.

And all of that before I even mention that the previous owners completely remodeled the kitchen back in the late 2010’s, adding stainless appliances including gas cooktop, granite counters, new cabinets. You know the drill.

The main level has three bedrooms, two of which could be combined to make an impressive primary suite. The two bedrooms downstairs could also be utilized as office or studio spaces. The second living area on the lower level includes a wet bar and lots of space, making it an excellent place to cheer for sports ball team, or put in a pool table or a ping pong table or a shuffleboard table or a foosball table or a poker table or a bumper pool table or a Bumper Pool table (which is of course a handcrafted table made by beloved Arkansas linebacker Bumper Pool, available now on Etsy.com!).

Oh, and the location of this house … *fingertips kiss*. By car, by electric scoot, by pedal, bipedal … no matter how you travel you can be downtown or to Root Elementary, to Dickson St, to coffee shops and skatiums, to co-ops or parks, all in mere minutes. And soon enough we should have a connection to the Fayetteville trail system running right past our street on Mission Boulevard. Then you can start your weekend bike rides right out of your driveway, or enjoy super fast and safe walks to Root on the weekdays.

Well, now I’ve gone on an on about the house and we’ve run out of space to talk more about me. Man, really sorry guys. The sellers are going to be super disappointed I didn’t talk more about myself. But you should give me a call at 479-601-5453 and we can meet at 819 N. Woodlawn Drive and you can get to know me better … and I reckon I can show you the house.
